We have two newly fitted-out double-bedded rooms in a detached house in a quiet cul-de-sac location in near Hadleigh town centre. See the other advert.

🌳We are looking for clean and respectful tenants who will fit in with the neighbours and like a quiet house and location. Typically we like to welcome full-time working people.

This is the advert for Room 2, 4.1m x 2.5m = 10.25 sqm

🚿Both have a new fully-fitted ensuite private shower room with basin and w/c.

🛏️Both have new Ottoman storage divans with pocket-spring mattresses. Each has a mirror wardrobe, chest of drawers and desk.

The rooms are completed with a central heating radiator with thermostat, two double sockets, TV aerial connection and brand new carpet; and have been freshly decorated.

The home owner has moved downstairs into a self-contained unit and is now letting out the rooms upstairs for income. We are acting as agents for them.

📺Note, the law says you need your own TV licence if you have a TV in your room. However, we have one for the house and we have never had an inspection. The rent does not include any paid TV services.

Preference will be given to those fluent in English. As we have a live-in landlord, we are specifying female tenants please.

📝 The application process:

1. Please send us a summary message about your circumstances, your income, why you're moving and what you're looking for in your accommodation.

2. We will review all applicants who make an effort with this and we do not operate on a first-come, first-served basis.

3. To make a selection, we will hold a telephone conversation with a shortlist of people. Those who remain suitable we will invite to view the room.

4. We always aim to introduce prospective tenants to existing tenants to receive their input before allowing a let.

5. We will ask the successful applicant to show:
- source of income such as payslips
- a reference from the last recent landlord
- If you are not British, your Right to Rent codes
- a copy of formal Id such as passport or drivers licence

6. The deposit and a month’s rent in advance due on move-in day. Rent to be paid monthly by Standing Order (no cash). You will have an Assured Shorthold Tenancy (AST) based on an NRLA official template. Your deposit will be held in the DPS government protected scheme.

We are a family business and we like to know our tenants by name. I do much of the maintenance and checks myself so you will see me around.

🏡A final note

We are applying for the house to be a registered HMO with Castle Point Borough Council. However these two rooms are to be let before that process is completed (2 tenants are allowed without the licence). So, at present there are two empty rooms but these will be let in Q1 2026. The other rooms will share a bathroom.

🔨The hallway floors and shared kitchen will soon have a facelift. Photos available soon or work completed in December.

We have a valid EPC Certificate, mains-wired smoke alarms in the communal areas and self-closing fire doors throughout. We have landlord insurance that covers buildings, our contents and liability but (as for all lets) you need to consider if you want your own room contents insurance. Note you will have a lockable door.

Please always confirm with prospective landlords offering rooms in shared houses of more than 3 residents if they have a licence and ask to see it. If they are not licenced, your life may be at risk from sub-standard safety of the property. My licence is available to view on request.
