This is a refreshed single room in a friendly, peaceful shared house. 3.3m x 1.8m (plus 90x80 alcove and wall cupboard.

The room is currently empty but I am willing to purchase a bed and mattress on request and no extra cost. The room also has curtains, a radiator, two double sockets, TV aerial connection and a cleaned carpet.

This is a friendly, peaceful household where there are currently 3 ladies and 1 gentlemen. Most are long-term.

You do not need to pay Council Tax as I do so for the house overall.

Preference will be given to those fluent in English and for females as I aspire to make this house a safe space for women.

Your deposit will be held in the DPS government protected scheme.

I will ask the successful applicant to show me a recent payslips as evidence of employment and confirm you have an NI Number. I will also ask for a reference from a recent landlord. If you are not a British National, I will also ask to see your Right to Rent evidence.

The deposit and a month’s rent in advance due on move-in day. Rent to be paid monthly by Standing Order (no cash). Tenants have an Assured Shorthold Tenancy (AST) based on an NRLA official template.

My tenants tell me I am a considerate landlord. I know my tenants by name and like to ensure they all get on together enough to live in harmony. I do much of the maintenance myself and tenants sometimes offer to help.

The house is a registered HMO on a 5-year licence from Castle Point Borough Council. I have a valid EPC Certificate. We have emergency lighting and mains-wired smoke alarms in the communal areas and self-closing fire doors throughout. I have landlord insurance that covers buildings, my contents and liability but (as for all lets) you need to consider if you want your own contents insurance.

Please always confirm with prospective landlords offering rooms in shared houses if they have a licence and ask to see it. If they are not licenced, your life may be at risk from sub-standard safety of the property. My licence is available to view on request.

Lots of free parking nearby on the road. Space may be available on the driveway but no allocated spaces.
