Warm, 3 bed, modern house located in lower Wivenhoe with double bedrooms to rent.

I am a live-in landlady who rents out two double bedrooms and is now on the lookout for someone to come and join our household.

A little bit about our typical household...
I prefer to have a female only house, ideally people in their late twenties/early thirties and who have busy working lifestyles.

Therefore, the house is generally quiet although it is nice to enjoy socialising from time to time, from watching the odd movie, playing board games or generally just catching up over dinner!

I own one small loveable old terrier dog (well behaved and very quiet.) Therefore it is essential that you are a dog lover! Ideally, I am on the lookout for someone who is respectful and relatively tidy.

All the (boring but essential) information is below:

Room 1: £650/month
Available from: 1st September (potentially slightly earlier)

Room 2: £650/month
Available from: 1st August

Room 3 with ensuite: Permanantly unavailable.

All bills are included. Rent is paid monthly and is requested at the beginning of each month. Contracts are available for either 6 or 12 months with the option to renew at the end of these (by a further 6 or 12 months.)

A £650 deposit is requested in advance of moving in to secure the tenancy. This is held with a third party (Deposit Protection Scheme) and returned at the end depending on any potential damage.

Less than 2 minutes walk to the Wivenhoe railway station and local bus stop, with easy access to Colchester, London and the University of Essex.

Plenty of pubs and local amenities nearby. On-street parking is available. Small garden for relaxing (it's a beautiful sun trap in the summer!) and garage available for storage of a push bike.

Spaced over three floors, the kitchen & toilet with access to the garden is on the ground floor. The lounge & bedroom 2 are located on the middle floor, whereas the family bathroom and bedrooms 1 & 3 are on the top floor.

Included in bedroom 1: King divan bed, clip-on light, inbuilt wardrobe, chest of drawers, desk, office chair, desk light, computer screen, waste paper bin, drawer unit, curtains, blinds & lampshade.

Included in bedroom 2: King bed, bedside table, bedside lamp, wardrobe, chest of drawers, table, desk lamp, chair, drawer unit, kallax unit with drawers, mirror, curtains, blinds & lampshade.

Shared areas include;
- Spacious living room with large tv on the middle floor, chrome cast, DVD player and Nintendo Wii all available for everyone's use.
- Large modern shared kitchen on the ground floor; shared utensils but personal cupboard and space in the fridge for each individual's use.
- Family bathroom shared between two persons (as room 3 has an en-suite.) The family bathroom includes the usual - sink/toilet/shower bath.
- Small garden with bench, table and chairs.
