2 bedroom flat to sublet

Me and my roommate are looking for 2 people to sublet our rooms in a very cosy 2 bedroom flat in Leuchars for a 5 month period, from mid December/early January to late May.

The room is in a two-bedroom flat with a shared living room, fully equipped kitchen, and a bathroom that includes a bath, shower, and toilet. You’ll also have access to the garden and can store a bike in the hall.

The rent is £550 per month, with additional costs for electricity and gas. To give you an idea, the bills were around £150 in October (to divide by 2), with the heating on for two hours in the morning and evening and a bit longer on weekends.

Since this is a sublet, you’ll be living in the flat as it is, with all furniture, decorations, and our personal items. We’ll make space for your belongings in the bedrooms and bathroom (for clothes, etc.). There’s a small attached cabinet with a sink and dressing area to the double bedroom, which is perfect for washing up and storing toiletries.

The landlord lives in the flat downstairs. You’ll have a tenant contract, and we’ll ask for a one-month rent deposit per room. WiFi access is available through a shared connection with the landlord, costing about £9/month per person.

The bus stop to St Andrews is in front of the house.
