My preference is to rent one room out, however I could consider doing both for 2 friends. Modern first floor flat. If not i'll use Bedroom 2 as a study etc.
The second rental bedroom is small.
I will furnish anything required! If you need a desk i'll get one, i'm totally flexible.

I have my own, so you will have your own!
Living room:
Nice sofa, 60 inch tv, has a small balcony you can smoke if needed, i dont.
Negatives:
No parking space, I only get 1 sorry.
