Master and small double bedroom in 3 bed house

Hello, I'm 42, female and live alone in my 3 bedroom house. I am looking for a lodger for my master bedroom. It's furnished with a kingsize bed and 3 trundle drawers, a chest of drawers, a vanity table, a large wardrobe and bedside table. The bathroom consists of a large shower, toilet and sink which is exclusively available for lodgers use only, whilst I have my own shower in the same room and separate sink and toilet in a separate space. The kitchen fridge-freezer and kitchen cupboards and drawers are all exclusively for the use of lodgers with the exception of the cupboard under the sink, used for cleaning products. There is a Puure water filter availble for all to use attached to the kitchen tap. Shared access is available to the lounge/dining room, conservatory and a very long garden, whilst I have my own reception room, so we'd have plenty of space to ourselves. I don't drive but I have a driveway which can be rented via JustPark, although I am open to other possible arrangements. I am looking for someone who is friendly but also likes their own space. Smokers are welcome to use the very spacious garden. As this is a non-smoking household, smoking is not permitted anywhere inside. A washer dryer is available for use and WiFi available. All bills are included.
There is also a small double bedroom available as an additional room for total rate of £1200 or for a 2nd lodger at price advertised.
Couples are welcome for an additional £150 per month.
