Welcome all potential tenants,

I have a spacious, first floor, clean, newly decorated, semi ensuite room available, within a large double glazed, centrally heated town house,

The room is to the back of the house and benefits from a large window, with a false balcony.

The house itself has 3 floors with 2 large rooms, and a bathroom on both floors 1 and 2, and one large en-suite room and the kitchen, on the ground floor.

The other 4 tenants are European in the main. They are all pleasant busy working people, and there is a good atmosphere in the house.

Cleaning of common areas.

What is included in the room.

Double Ikea bed with Pillows Duvet and bed linen.
Bedside table.
Large Ikea wardrobe.

Multiple power sockets
Flooring - Laminate with rug
Decoration - painted walls and ceiling.
Light fittings, and floor lamp.

Adjacent to room is shower room with shower, toilet, wash hand basin. (Shared with 1 other person.)

Lock on room door with own key.

Outside the room, you also have use of:-

The Kitchen
The kitchen is a really good size with a central table. There is plenty of cupboard space. There are two tall integrated fridge/freezers and a large seven hob, two oven, one grill, range cooker . There are also large deep drawers and cupboards, fairly allocated to each room, and a washing machine.

The Garden
There is a garden to the rear. It is a low maintenance patio area, with garden table and chairs, for tenants to socialise, or have a BBQ on a warm summers evening.

On every floor there is the following:
An intercom system linked to main door,
Smoke alarms and a heat alarm in the kitchen,
Emergency lighting.
Fire blankets (Kitchen)

Location
The house is in a good location for commuting. Northolt Park mainline (into Marylebone) is 14 mins. walk away. Either Northolt tube (central line) or Sudbury Hill (Piccadilly) tube station is 20 mins walk away, and has great connections into central London. There is a bus stop a stones throw away from the property which serves the 398 which goes from the property to several train stations. There are also many bus routes along nearby main roads.

Parking
There is a driveway, for 1 small car, not used by other tenants at present.

Food Shopping
There is a corner shop a few minutes walk away, and Simply M&S (petrol station) is a short walk. There is also Old Field Circus, locally, which is quite comprehensive for groceries/take-aways, or a bit further afield is South Harrow with Asda, Sainsbury's, Nandos, and Costa. There is also online shopping, and a selection of pizza deliveries! Main shopping area would be Westway Cross or Harrow, via bus or car.

Leisure
Local parks and leisure/fitness clubs. A new Wetherspoons pub/restaurant

Who am I looking for?
I'm looking for people who can share facilities, and who are reliable, communicative, and respectful, and will adhere to the rental agreement, with a mindset, of treating the place as their home.
Please note there are NO fees for creating a tenancy.

The costs before moving in are as follows:

You will also need to provide the usual documents for creating a tenancy, and a reference.

The house is fully licensed with Ealing Council.
