Close to transport and shops. Regular buses to Gants Hill, Ilford, South Woodford, Walthamstow, Blackhorse Road and Chingford Station round the corner. 

Local pub and cafe a short walk up the road. GP Surgery just on Clayhall Avenue.

Kitchen fully equipped with appliances such as microwave, grill, oven, electric hob, toaster and kettle. Shared fridge/freezer.

Shared kitchen cupboard spaces with cutlery, plates, bowls cooking utensils and saucepans and frying pans. Some basic food/drink is shared but you will have space for your own food/drink in the cupboard/fridge freezer..

Shared use of the living room with space to sit at the dining table and sofas. Shared use of TV with different streaming services. Utility room with washing machine, tumble dryer and dishwasher. Space in conservatory and garden to hang clothes up to dry as well. 

Shared use of bathroom with bath and shower as well as a downstairs toilet. £400pcm for rent of room and £200 pcm for other bills (energy, water, council tax and broadband and occasional payment of gardener and contribution of cleaning products and toilet roll).

Not for couples but having partners/friends coming and staying occasionally is OK, as long as advance notice is given.

Also no pets but this is a generally inclusive environment that is neurodiverse and LGBTQ+ friendly.
