Hello, please note: the flat is only available from 22 FEBRUARY 2026. There is currently a tenant in the flat. This ad is live well in advance to express interest and create a shortlist once we have established the flat is the right option for prospective tenant and landlord in terms of specifics and timeframes. Ideally a shortlist of 3 top viewings will only take place in December/January 2026 so as not to overwhelm the current occupants who are only there for a short duration.

Please note the following:

- there is currently no living room as the larger bedroom used to be the living room. The dining table in the kitchen is sufficient for a “hang out area” as long as you won’t miss a place with a couch and more space. So the flat is quite “tight”, but functional to use as a base when not out working or socialising etc. Can discuss if would prefer the living room turned back with a couch instead of bed.

- the flat is cold in winter as it is a 1970s building without insulation and is the top floor below the concrete roof

- The bills are not included in the rent and will be put into the renter’s name to manage. I can guide you on this. Approximate bills:

- Council tax: £200/month for 2+ pple (single occupancy 25% discount if just one person)
- Water: +- £40/month depending on how much you use
- Elect & Gas: summer seems £50 -£100 depending on use. Winter minimum £100 bare use, to take the chill off the flat.

- The one precarious item in the flat is the glass hob, which would be about £3000 materials & labour to replace if it was damaged. I don’t have insurance for it, so I just warn tenants to be mindful when cooking on it.
