The flat is a 8 minute walk to Kew Gardens Station and 5min walk to Kew Gardens St Margaret Gate. The road runs off Kew Green - a lovely local amenity. Tennis courts, shops, gyms and dance studios in easy walking distance too.

Please note the following:
- there is currently no living room as the larger bedroom used to be the living room. The dining table in the kitchen is sufficient for a “hang out area” as long as you won’t miss a place with a couch and more space. So the flat is quite “tight”, as a two bedroom setup but functional to use as a base when not out working or socialising etc.
- The one precarious item in the flat is the glass hob, which would be about £3000 materials & labour to replace if it was damaged. I don’t have insurance for it, so I just warn tenants to be mindful when cooking on it.

Bills in tenants name and obviously depend how much is used, but:
- electricity & gas: minimum £80 in summer and £180 in winter for the entire flat (two people )
- water: at least £40 per month for the entire flat (two people )
- WiFi - £30 per month for unlimited data but if you choose a long contract it can be cheaper
- council tax - £250 for two people
- depends on use, but services therefore total about £250-£300 in the winter and £200 in the summer per person if two people are sharing the flat
