Spacious furnished room available immediately in a newly furnished house in Kingsbury. Adult women only. Ideally suited to working professionals; students are also welcome.

RENT — ALL BILLS INCLUDED
• One woman: £700 per month for exclusive use of the room.
• Two female friends sharing: £900 per month TOTAL (£450 each), with two separate single beds provided before move-in.

Deposit: £450 for the room.

The room comes furnished with a single bed, wardrobes, a chest of drawers and a sofa. For twin occupancy, the sofa will be replaced with a second single bed.

You will share the house with three existing residents. Facilities include:
• A separate shared lounge with TV
• Shared kitchen and bathroom
• A small shared garden
• Ample storage space in the garden
• Wi-Fi
• Parking available

VEGETARIAN HOUSEHOLD
Vegetarian residents only; eggs are allowed. Cooking is welcome, but food is not included in the rent. The home has a small Hindu temple, and residents are expected to respect the temple and household practices.

TRANSPORT AND SHOPS
Approximately two minutes’ walk to bus stops serving routes 183, 79, 204 and 324, and five minutes’ walk to Kingsbury Underground station.

Nearby shops include VB & Sons, Kingsbury Fruit and Veg, Tesco, Aldi, Iceland and Morrisons.

PLEASE NOTE
The room is on the ground floor, and some household noise can occasionally be heard. It may not suit a light sleeper.

Minimum stay: two months. Short lets considered.
