Double room in Kingston

I have a double room to let 15 min walk from Kingston town centre. The room size is 3.3m x 3.9m. Not that you care but I want to say that it cost me a lot of work and money to improve this flat. I also made a new entrance hall, kitchen and patio, and partially renovated the bathroom.

The rent for this double room is £750pcm + some bills. Deposit is £850 to cover 1 month rent and some bills. This means that to move in you would need £1600. I'd need deposit first when you book the room and we sign lodger contract, and the rent when you move in. Bills should cost about £50-£60 a month. Internet and council tax are included.

The good news for you is that for the last month you don't have to pay rent because it would automatically come off your deposit. Just give me 1 month notice, and I would give you your money back minus the final bills. All of that would be in the lodger agreement. Bills would have to be paid when they come in.

Minimum stay is 2 months. I would prefer one person but I would consider a couple too. In such case the rent would cost only £150 more a month, so if you share, you could pay only £450 each. Deposit would be adjusted accordingly.
