Description
Hi there, I'm searching for a friendly, positive 'well-attuned' occupant for a bright, airy double room situated immediately next to the shared bathroom of my beautiful home. You'll be on the middle floor of a 3 storey end terrace house tucked away in a quiet cul-de-sac on the edge of Richmond Park, where you'll enjoy unobstructed west facing views over the garden and into the park (and stunning sunsets). Richmond Park is a SSSI, the largest of London parks and home to an abundance of wildlife. Grazing deer can at times be seen from the window of your room, which is wonderful when in only 50 minutes you can be at Waterloo station (from the house).
The room includes a King size double bed base (152 x 199cm) and head board (bedding available on request); Wardrobe with 2 drawers; Fold up table and folding chair; Storage cabinet; Shelving unit; Bedside cabinet; Bedside lamp and waste bin. There are 3 double wall sockets available. I'm not asking for a full 5 weeks security deposit, this is so that you can purchase your own mattress (and take it with you when you leave). A brand new clean mattress that suits your own back will hopefully optimise comfort during your time here.
Comfort, safety and security of the household are priorities to me. The property is in excellent working order: Boiler service and Gas safety inspection last performed on 07/02/25; Energy performance rating is 75 (C); Council Tax band C; Broadband speed 1600mb; Shower water pressure runs directly off the mains so its really good; Gas central heating throughout; Modern wired smoke alarms (with battery backup) installed on each floor communicate with each other throughout the property; There are 2 carbon monoxide alarms in total, one within the advised distance of the boiler and another in your room for your reassurance.
The bathroom has a white 3-piece suite, towel rail, separate heater and an opening window for airing and natural light. I'm attentive to moisture control and you'll find no evidence of mould. I'm not much of a chef so tend not to hog the kitchen where there is a fridge, freezer, washing machine, microwave, gas hobs and fan assisted electric oven with extractor fan. Bathroom and kitchen are tiled. Your room (and stairs to access it) is carpeted. The living and dining area has hardwood flooring and a rug. I'd prefer someone who removes outside shoes indoors. You'll be responsible for cleaning your own room. I'm open to going halves for a cleaner to tend to communal areas if we can't manage to keep those areas acceptably clean ourselves (though this will be an additional charge).
The room is intended for sole occupancy with no overnight visitors. Privacy of your room will be respected. Required access (e. g. for maintenance) will be by prior agreement or in the event of an emergency only. You'll have shared use of the bathroom, kitchen, living / dining room and of course can enjoy the seating area in the garden. The conservatory is mostly used to nurse plants before they go out into the garden, so please do enjoy a coffee there if you wish, without holding me to account if you find grains of compost and my gardening gloves on the floor! There is a second fridge available which you may feel more comfortable to use if you are vegetarian / vegan.
This home is a sanctuary, where the sound of birdsong can be enjoyed, it's a place of calm where you may hear meditation music playing in the background, it is a space to be at ease with oneself. I take a minimalistic view towards material possessions and make an effort to be environmentally conscious. The home is well set up for an outdoor loving [and friendly] cat as there is a cat flap to come and go as he/she pleases. There are currently no other pets here.
I studied Art and Philosophy at University, currently work full time in Horticulture, I'm a qualified complimentary therapist and I study part time. I tend to socialise outside of the home and retreat to it for recovery and restoration. Despite having several friends, it'd be rare to encounter any of my friends in the home, so it would suit someone who has a similar mindset. Whilst not a social hub for visitors, I would like to find someone to live with who might like a cup of herbal tea and a laugh together; a takeaway, glass of wine and a movie now and then. Positive household relations are important to me and help maintain well-being within the home. I value kindness, compassion, respect, honesty, reliability and authenticity. Diverse friendly, I appreciate people of a calm nature, able to communicate with high EQ, who leave communal areas as they find them and practice good hygiene within the home.
Transport links are very good from here. The nearest bus stop is 5 minutes walk away on Kingston hill where you can catch buses to Putney Bridge or Surbiton (and reach many other destinations). The nearest train station (Norbiton Zone 5) is 15 minutes walk away (0.7 miles). Kingston Hill University campus is walkable or a few bus stops away. Kingston Hospital is 10 minutes walk away. There is an outside shelter in the garden where you can store and lock a push bike. The street has no parking restrictions. The nearest road is in the park which is seen but not heard (unless you open the window and listen intently). Once park gates close at night (closure times change according to daylight), its silent (other than the sound of hooting owls).
Bills inc. Council tax; Energy (Gas & Electricity - based on evening use only); Broadband; TV Licence; Water.
Work from home occupants +£60 pcm to cover daytime energy.
Please note that when we're both happy to proceed, Vorensys (recommended by SpareRoom) will carry out referencing checks including credit and right to rent checks.
Holding deposit £221
Security deposit £900
Re: DBS, I'm happy to show you my own DBS certificate at the time of your visit so that you can be safe in the knowledge that I have no spent or unspent criminal convictions. I'd appreciate if you could get a basic disclosure and barring check performed. Many people have these as part of their employment, but if you don't, it can take up to 14 days to process.
