The room is available from 2 March and is ideally suited to a student. You will be sharing with a friendly Chinese female landlady.

• Washing machine and all standard appliances.

📍 Location:
• Safe, residential area in New Malden (KT3).
• Short walk to a bus stop; New Malden and Norbiton stations (for regular trains to Waterloo) are a 15-20 minute walk.
• Amenities like Aldi, H Mart, cafés, and restaurants are within very short walking distance.
• Excellent access to Kingston, Wimbledon, and Central London.

👤 About You:
We're looking for a tidy, responsible, and independent lodger (preferably a female student). Non-smokers only, please.

💷 Rent & Terms:
• £660 per month, including all utility bills and broadband (TV licence not included).
• A deposit is required.
• Available from 2 March for a short-term let of 3-4 months only.
