Cozy Double Room in 2-Bedroom House

I am renting out a room in a two bedroom semi-detached house in New Malden. I am living in the other room and we would therefore be housemates.

The room is newly painted and equipped with:
- A double bed
- A wardrobe for clothes
- An office desk and chair

You also would have access to:
- A shared kitchen
- ⁠A shared living room
- A shared newly refurbished bathroom
- A shared garden/patio
- Washing machine

Location:
- Just 1 minute walk to Aldi supermarket
- 15 minutes by bus to Kingston
- 5 minutes by bus to New Malden Station
- 15 minutes by bus to Raynes Park station
- 20 minutes by train to Waterloo station
- 15-20 minutes by bus to Richmond Park

House Rules:
- Smoking is ONLY allowed outside in the garden/patio area
- I work from home during the week, so the living room would be off-limits during my working hours
- Cleaning schedule to be agreed upon, but all shared spaces should be kept tidy (pans, dishes, etc. cleaned after cooking, toilet/bath left clean after use, etc .)
- Guest visits should be previously agreed with me

Ideal housemate:
- A hard-working/diligent student or professional
- Respectful, clean and polite
- Open-minded
- ⁠Positive energy/ good vibes would be a plus
