Bright furnished single bedroom available in a quiet two-bedroom flat in Ruislip, with a double bed and mattress provided.

The room has recently been redecorated, with new flooring and fresh paint, and looks out towards the garden/greenery at the rear of the property. New blinds will also be fitted before move-in. Other than the bed, the room is unfurnished, so you're welcome to bring your own desk, wardrobe, drawers or other furniture and set it up how you like.

The flat is shared with just me, the live-in owner, so this is a two-person household rather than a large house share.

You'll have full shared use of the large living room, including the TV and dining area, as well as the kitchen and bathroom. The kitchen has a washing machine, dishwasher, microwave, cooker and electric hob, and you'll have your own allocated fridge/freezer and cupboard space. You're free to cook whenever you like.

There is one shared bathroom with a bath and shower, and we'll each have our own bathroom cupboard for toiletries.

The living room is spacious and bright, and there are also communal gardens. Some further decorating is currently being finished in the flat, including repainting the living room and hallway.

There is also garage storage available, and use of the garage for a car may be available separately by arrangement.

Location

The flat is in a quiet residential part of Ruislip, HA4.

It's around an 8-minute walk to Ruislip station for the Metropolitan and Piccadilly lines, with West Ruislip also accessible for the Central line and Chiltern Railways.

Central London is roughly 50 minutes away, and the location works particularly well for commuting towards Uxbridge, Harrow, Shepherd's Bush and central London.

There's free street parking immediately around the property, several nearby bus routes, a Waitrose around five minutes away, and Ruislip High Street is a short walk away.

About the household

I'm 28 and work full-time in marketing/property, entirely from the office, so I'm normally out during working hours and usually home from around 6:15pm.

I'm also fairly active socially and am often out one or two evenings a week. My interests include climbing, gym, Magic: The Gathering, anime and generally nerdy stuff.

I'm LGBTQ+ and this is very much an LGBTQ+ friendly and accepting household. You certainly don't need to be LGBTQ+ yourself — I'm mainly looking for someone open-minded and comfortable living in that environment.

I'm happy to have a lodger who wants to chat, occasionally hang out or watch something together, but I'm equally happy with someone more independent. There isn't an expectation that we become best friends or spend all our time together.

I'm not a clean freak, but I'd like us both to maintain reasonable standards in the shared spaces. Cleaning would be handled informally between us rather than through a strict rota.

Friends and partners are welcome to visit, including reasonable overnight stays. Small gatherings are also fine; I'd just ask for a heads-up beforehand and normal consideration for each other.

Smoking is fine outside only. Vaping indoors is okay with reasonable ventilation, such as using an open window/air purifier.

Who I'm looking for

Ideally I'm looking for a friendly, respectful and reasonably clean professional, roughly 18–35, although I'm flexible on age for the right person.

Any gender is welcome, and LGBTQ+ applicants are very welcome.

The main things I care about are that you're:

accepting/open-minded
reasonably clean
respectful of shared space
comfortable with each of us having our own lives
considerate about noise and guests

Full-time working from home can be considered, as can night-shift workers. Smokers are also fine provided smoking is kept outside.

The room is for one person only, so unfortunately no couples.
