This is a double room for only one person (NO COUPLES) and is available from 5th December for a six month minimum let. The room is a large spacious room and was the original Master bedroom of the house measuring approx 13 ft x 12.5ft. It is £850 pcm (inc utility bills)

This room has everything needed to start renting. It is fully furnished with good quality furniture and bedding with a comfortable memory foam mattress. It has a desk/dressing table with chair and full size fridge, smart tv, kettle, toaster, etc. It is spacious and has plenty of storage with two wardrobes.

The room is in a well run, clean and comfortable home for busy working adults in the Tolworth area of Surbiton. It's close to Tolworth Broadway (3 min walk) with plenty of shops to suit all, from Iceland to Marks & Spencer and plenty of grocers. It is a very convenient location with great transport links. Numerous busses stop here every few mins. including the night bus. Kingston is 10/15 mins and Surbiton High Street a bit less. Links to other surrounding areas are also easy and the 281 bus goes all the way to Hounslow. For drivers the A3 is right on our doorstep with links to the M25 in two different directions in about ten mins. This room also come with off street parking if required. Despite being a busy location. there are also countryside walks starting near to the station and covering many miles as well as several parks.

There are two shared bathrooms. Both are full bathrooms with a bath and shower and one has a walk-in rain shower. There is constant hot water and they are kept clean and topped up with things like toilet rolls, soap, clean towels and bath mats etc. There is also a bidet in the large upstairs bathroom.

There is a shared kitchen with large cooker, two ovens and also a microwave and a dishwasher. It is fully equiped with cutlery, crocker and pots and pans etc. and everything for everyone to cook and eat. There is a separate eating area and also a separate utility room with a washing machine. There is an outside line for drying and several airers for indoor drying are available as well as ironing boards and irons. The Lounge area is currently out of use whilst it is renovated but opens up onto the back garden (as does the kitchen) which has eating area with large table and chairs BBQ and a weights area.

The house is surprisingly large and quiet and you often don't notice if others are in. We are looking for a sensible professional adult who is able to get along with others. It is a relaxed home for self-sufficient people who respect each others space and peace. We enjoy ourselves and are friendly but this is not a party house. The house is always kept clean but we want a person who is tidy and cleans up after themselves in the communal areas as whilst the cleaning is done, no personal cleaning services is offered. You still need to wash and dry up your own dishes etc. No smoking or vapes and no drugs.

Currently we are looking after a friendly dog whilst she is rehomed (due to a death). She is well behaved and quiet and loves people but won't bother you if you are not interested. She also stays downstairs and the house doesn't smell of dog because it is clean.

The deposit is the same as rent £850 and all utility bills are included, including Virgin broadband. Also included are household consumables such as toilet rolls and soaps and washing up liquid etc. Clean hand towels, dish towels and bath mats are provided as necessary and the cleaning is done when required as an additional free service to sharers so that the house is a clean and comfortable home to live in.
