Large double room in comfortable house

ROOM DESCRIPTION
This is a comfortable room for one person only. (NO COUPLES). The room is a large sized double (approx 15 ft x 15 ft). It is fully furnished with good quality furniture and has bedding. It also has a smart tv, full sized fridge, kettle and toaster. It has insulated solid wood floors and large windows, It is available for a period of six months minimum. It is in our shared house. The rent is £850 pcm and the deposit is also £850. All utility bills are included including broadband. Communal cleaning is provided free as is gardening and supply of some household basics (see below). This room also comes with an off-street parking space.

HOUSE DESCRIPTION
There are two shared bathrooms. Both are full bathrooms and have a bath and shower and one has a walk-in rain shower. They are always kept clean and topped up with things like toilet rolls, clean hand towels and bathmats and soap etc which are supplied free of charge as a courtesy and additionally cleaning for the communal areas is undertaken so they are always clean and tidy. This service is also a curtsey given free of charge and so is the gardening.

There is also a shared kitchen with large cooker, two ovens and also a microwave and a dishwasher. The kitchen is well stocked for renters with large amounts of cutler, crockery and pots and pans etc for everyone to use. There is a separate eating area and also a separate utility room with a washing machine and cleaning items and airers, ironing boards etc to borrow The Lounge area is currently out of use whilst it is renovated but opens up onto the good sized back garden which has trees and grass and is quiet private. It has an eating area with large table and chairs and BBQ and a small weights area. It is especially nice in the summer. The house is a big solid homely house and surprisingly large and quiet and you often don't notice if others are in. Also included are household consumables like toilet rolls, soap and clean towels and bath mats and fairy liquid etc.

LOCATION AND TRANSPORT
The house is close to Tolworth Broadway (3 min walk) with plenty of shops, restaurants and take-outs to suit all. Everything from Iceland to M&S and plenty of grocers. There is also a library. Kingston, which is good for clothes shopping, is about 10/15 mins by bus and Surbiton High street closer. It is very convenient location and with great transport links, and it is a very easy to get around from here. Tolworth train station is 6/7 min walk across the road trains stop at Stations on the South Western line into Waterloo and it is zone 5. (Waterloo 25mins) There are numerous buses from the Broadway which is a 3 min walk away. Busses for Kingston and Surbiton are every few mins including the night bus and the 281 goes all the way to Heathrow. The 291 also runs all night 24/7. For drivers the A3 is right on our doorstep and there are links to the M25 in two different directions in about ten mins. There are also countryside walks and cycle paths starting near to the station and covering many miles as well as parks etc This room comes with off street parking.

REQUIREMENTS AND OTHERS
This is a comfortable, clean. tidy and peaceful home for hard working adults who are nice and considerate of of others. We are looking for a professional working person or mature student who has their own life outside home and not a work from home person. We are friendly and get along and have fun but we are definitely not a party house. We seek someone who is also friendly and can get along with others. Whilst the communal areas of the house are cleaned often, we would like a person who is tidy and cleans up after themselves to help it stay that way.

Currently we are looking after a friendly dog until she is rehomed (due to a death). She is well behaved and quiet and loves people but won't bother you if you are not interested. She stays downstairs.
