**TWO OPTIONS – BOTH FOR ONE PERSON ONLY**

I'm offering two possible arrangements in my home on Chamberlayne Avenue, just off Preston Road in Wembley:

**Option 1 – £1,050 pcm, all inclusive**

- One double bedroom
- Your own bathroom and toilet (not en-suite, but directly by your room)
- Bills and twice-monthly cleaning included

**Option 2 – £1,350 pcm, all inclusive**

- Everything in Option 1, plus a **second private room entirely for your own use**
- Ideal as a home office, dressing room, private lounge, hobby room or simply extra personal space

**Both options are strictly for single occupancy.**
The second room is not intended as a bedroom for another occupant.

The bedroom(s) and your private bathroom/toilet are all on the ground floor.

### The house

You'll have full access to the shared living room and kitchen, both on the first floor, as well as the garden.

There's also a separate laundry/utility area with a washing machine and tumble dryer.

The house is around a 10-minute walk from either Preston Road or North Wembley station, with the 245, 483, 79 and 204 buses nearby.

**Both prices are all inclusive:** electricity, gas, council tax, water, internet and a cleaner twice a month. Cleaning includes your private room(s), bathroom/toilet and the shared areas.

### A little about us

I'm a working dad and the only other adult living in the house. My 8-year-old daughter stays with me every other week.

My current female lodger has lived here happily for the past four years and is only leaving because she's moving abroad, hence I'm now looking for someone new.

I travel for work at least once a month, sometimes more, so there are regular periods when you'll have considerably more privacy and the house largely to yourself.

It's a relaxed, clean and active home rather than a party house. I'm ideally looking for a responsible, friendly working professional with a similar lifestyle — active/sporty would be a great fit.

Because this is also my daughter's home, **a female housemate would be my preference**, although finding the right person and household fit is ultimately the most important thing.

Single occupancy only. No smoking or drugs please. Someone who enjoys a drink is absolutely fine.

**Well-behaved dogs or cats are welcome.** We like animals; the main reason I don't have one myself is simply that I travel too frequently for work.

I'm more interested in finding someone who will be comfortable here and a good fit for the household than simply filling the room quickly.
