Description


A very pleasant single room is now available. It is located on the first floor and has a view towards the garden. It is also available for a short-term sublet, although a longer term let is preferred.

The present occupants:
- Five professionals, ( a fashion creative, a makaton and communication tutor , a media person, a computer tech person and a chef - the latter two working in secondary schools.) The house is usually quiet, and the vibe between people is relaxed and friendly.
- Live-out landlady, who responds quickly to any queries or problems, and who appreciates good and open communication with her tenants..

The accommodation itself:
- The bedrooms are individualized. The mattresses are cleaned professionally between tenancies.
The single bedroom has a three door wardrobe, a bed that can convert to a double bed for an occasional guest, under bed drawers, a chest of drawers, a desk and desk chair, and a shelf. There is also some storage space on a shelf in the landing for big suitcases and boxes. Furthermore, one or two items of furniture can be stored in the garage, if the occupier prefers less furniture in the room.
- The spacious open-plan kitchen-diner-lounge lends itself particularly well to socialising. It opens out on a large enclosed sunny garden with decking and lawn, and a small orchard, ideal for summer BBQs .
- With 2 fully equipped bathrooms, one on the ground floor and one on the first floor, no queues in the morning!
- You will find all modern cons: fast internet, central heating with thermostats in each room, laminate flooring, double glazed windows, washing machine, and in the kitchen 2 fridges, freezer, dishwasher, electric oven, gas hob. and storage space.
- A cleaner comes once a week to supplement the cleaning of common areas by the tenants.
- There is a garage at the end of a driveway that is shared with the neighbours, which can be used for storage of bicycles, a bike as well as street parking in front of the house. There is parking in front of the house, free usually except on Brent event days. With a Brent event street permit, you also can park on the street during event days.

Location, location! HA9 - A green neighbourhood with :
- The choice of three tube stations and a great connection to Central London:
* 10’ from Preston Road Station and Northwick Park Tube Station (Metropolitan Line) and 10’ from South Kenton Station on the Bakerloo Line and Overground.
* Then: 30 ' to Baker Street and 35' to Oxford Circus (Metropolitan Line)
* All night tube from London Central till Wembley Park
- More locally you are a bus ride away from Harrow or IKEA and one tube station away from the London Design Outlet, cinema and big events at Wembley Park.

Finances:
The rent is £640 for the single room. All bills, also counciltax (band E for the whole house) and TV licence for the communal TV, are included in the rent. There is a fair usage cap for the combined bills of electricity, gas and water, The deposit is £640 for each of the rooms

Expectations:
- I am looking for professionals or possibly mature students (Northwick Park campus of Westminster Uni is 10' walk away) who cherish a clean, tidy, welcoming home and consistently do their bit to keep it like this each day for each other. .
