Subletting my room to a female for 3 months

Hi all, I am going travelling for 3 months and looking for a female to move into my room for 3 months.
You will be sharing the space with my flatmate who is a doctor in her early 30s. She is kinda OCD in terms of cleanliness within reason and we keep the flat super clean. Hence we are looking for someone super hygienic, otherwise it's going to be a problem living together. Ideally we are looking for someone over the age 28. Also I think vegetarians would struggle since my flatmate eats and cooks everything and isn't looking to keep utensils separate.
There is a living room with an open plan kitchen and a balcony. Please note there's no microwave in the flat but the oven works just fine. There is a washing machine with an in built dryer.
The bedroom isn't that big - it's a semi double, so would suit someone who doesn't have a lot of stuff as I will be leaving a bit of my stuff in the flat too (in the storage room). The bedroom has a wardrobe which will be emptied for you to use.
It's totally fine to bring people over but please be mindful. Me and my flatmate only have guests twice a month or so, hence that's ideally the frequency we are looking for.
The Wembley stadium overground in only 2 minutes walk and the Wembley park underground station is 10 minutes walk.
We liaise with the landlord directly, so please no agencies.
Rent per month is 650 pounds all bills inclusive and deposit is 400 pounds.
