*House* Beautiful modern and warm house, garden with brand new patio, off street parking, modern bathroom and kitchen, wooden floors, Tesco 5 min walk and Toby Carvery 2 min away for Sunday roast:), No living room but sitting area in kitchen and garden in the summertime. We have 2 dogs that share the garden but not the house

*Price* Includes all bills, internet. House will be clean on a regular basis. Price does not include daily cleaning after use of kitchen or bathroom.

*Transport*
- 20 seconds to the bus stop (123 and 179)
- South Woodford Station (Central Line) 5 min by bus and 10 min walk,
- Gants Hill Station (Central Line) 10 min by bus
- 20-30 min drive to City.

*US* In the house lives 5 tenants in total. We are very friendly, respectful, kind and considerate professionals and we would expect the same from you. We like music and all usual staff cinema, gym, with some having specific interest in games, design or cooking etc.

*YOU* We looking for reliable, clean and friendly person. Students or professionals welcome. As this is house share we will ask you to be considered with laud music, tv and guests.

-NO smoking in the house
-NO overnight guests, only with prior arrangement
-NO loud music at 2am:) only if we have party
