Large room for rent, available TBC

For rent is my loft room, it's a large, comfortable room and my house in general is lovely and modern, as can be seen in the attached photos. There's a family bathroom (bath and shower) on the first floor and a further WC/toilet on the ground floor.

There's secure gated parking, spaces of which you're welcome to use.

The room is furnished and has a kingsize bed, chest of drawers and desk, the room also has very large storage compartments. There's a large velux window with a black out blind which will black out the room, perfect for night shift workers.

The room is currently occupied, but the tenant will be moving out soon to live with her girlfriend. The room currently reflects my current lodgers personal style; the room will be cleaned and relet in a neutral/plain style so the next lodger can make it her own. As I can't find the original photos of the room pre-letting out I've uploaded the room as it currently is.

I'm a single dad and my little girls (5 and 7) regularly come over, due to having little girls my preference is letting to a female so they're comfortable. The room has been previously let to a female and the children found it an easy transition.
I also have a five month old labrador retriever so the lodger has to like dogs.

I’m happy to welcome someone with a pet, as this is a pet-friendly household; however, a cat or dog will attract a slightly increased monthly rent to cover any damage and cleaning required at the end of the tenancy.

As this is a family home references are required, minimum of proof of employment and a separate character reference. Professionals preferred please, no students unless graduate.

All bills are included. First months rent upfront as well as the same amount to be used as a refundable security deposit that can be used as the last month's rent.

I'm open to Monday-Friday lets, can negotiate on rent if Monday-Friday.

The houses postcode is M23 9AU (for you to do some Google Mapping, to see if it fits with your usual haunts). Would particilarly suit people who work at Wythenshawe Hospital or Manchester Airport. It's only a few minutes walk from Wythenshawe Park metrolink tram stop, which is a direct link to both Manchester City Centre and Manchester Airport.
