Large room for rent, available now.

Hi,
I'll update this advert as and when is appropriate. The room relates to my loft room that has just been built and is available now. It's currently furnished with a king size bed, desk and chair, chest of drawers, beanbag and a black out blind, I also have a wardrobe rail that can be put in the room if desired.

The bedroom is a large, comfortable room and my house in general is lovely and modern (it's a new build).

At the moment there's a downstairs/groundfloor WC/toilet and a family bathroom (shower and bath) on the first floor, I do have plans to add an additional shower room but as I have other plans too (improving the garden) another shower room will be a longer term aim.

There's secure gated parking, spaces of which you're welcome to use.

Rent includes bills.

First months rent would be upfront as well as the same amount to be used as a refundable security deposit that can be used as the last month's rent, provided that it's not needed to replace significantly damaged furnishings in the room.

I'm open to Monday-Friday lets, can negotiate on rent if Monday-Friday.

I'm a single dad and my little girls (4 and 6) regularly stay over (every other weekend) and come over for a few hours during the working week, due to my girls, you'd have to be comfortable being in a house that can be at times relatively noisy. Being a dad to little kids also means i'll be strict with who I let to so will ask for proper references.

The houses postcode is M23 (for you to do some Google Mapping, to see if it fits with your usual haunts). Would particilarly suit people who work at Wythenshawe Hospital or Manchester Airport. It's only a few minutes walk from Wythenshawe Park metrolink tram stop.
