We are pleased to offer these amazing bedrooms - It's a quiet, huge, clean student house in the Bolton area within 15-20 mins walking distance to the Uni and town centre (exactly 1 mile walk to the Uni). Less than 10 minutes on a bus.
Note : It is NOT in the very noisy "student district" where every other house on the street is a student house crammed with 6-9 students per house sharing 1 kitchen. If you prefer a bit of peace and quiet and not be surrounded by hundreds of other students, read on......
It combines the benefits of the halls (e. g. other students to share with) with the benefits of independent living (e. g. less expensive and less noise).
The double rooms are a good size and are fully furnished. They have double-beds, double wardrobes, drawers, bedside units, book case/shelves and a desk + chair. The small single room (bedroom 3 on the photos) contains a single bed, desk, chair, wardrobe and drawers. The attic bedroom is huge...

Therefore, if you budget a tenner a week (per tenant) on average for utility bills, you won't be far off. The tenants take it in turns to top up the meters and is recorded on a form on the noticeboard (so we can see that everyone is paying their fair share).
Comment : Paying your own bills is FAR cheaper than paying an all inclusive rent, as the landlords have to over estimate for them, assuming you have the heating on all day and leaving all the lights on all the time, etc... Why pay £100+ a week for a room when you can pay much less?

We might not be the closest to the uni, but judging by some comments we've had in the past few years, we are certainly one of the best student houses in the town, and much quieter area too!!
LOCAL AREA:
* All amenities located nearby. Within 2-5 min walk e. g. - Supermarkets and many independent shops - Leisure centre, gyms and parks - Post office, take-aways, banks, newsagents, 24h grocery stores, etc...
You MUST be a full-time student at Bolton University to apply for a room here. Student enrolment numbers + offer/enrolment letter will be required to confirm this.
(part time students or working mature students are not accepted, sorry)
This house is ONLY for a group of 4 students. We cannot accept couples and it's single occupancy per bedroom. Maximum 4 occupants only.
This is an absolutely massive house and must be seen to be fully appreciated.
All of our previous student tenants have said "WOW!" when they've had a walk around and I've asked for their first impressions. Mums and Dads have also told us that this was the best house by far that they'd seen (and some of them had been on a day trip to Bolton and had booked in to see 6 or 7 houses in the day!)
Guarantors required for all students.... usually a parent. They must be UK based, working full time and earning over £25k per year. If you cannot provide a guarantor, then the only option is to pay the academic year's rent in full when moving in.... i. e. September 2024 to June 2025.

I'm now speaking to the PARENTS of the students on why you should consider your son/daughter to come live in this house : we have refurbished and presented this house to a standard that we would want to see for our own children, Our 19-yr old son started at Uni last October and we viewed over 20 student houses near his Uni before we chose one - less than 5 of them were what we would consider "good", 3 of them were "ok" and the rest were just dreadful. And most of the agencies wanted over £500 in various fees before moving in, plus deposits too! And most of the houses were bare - students have to bring their own microwave, kettle, pans, plates, irons and ironing boards, TV's, etc... what a total con job! We supply everything in our house - it's fully furnished and equipped - they just need their clothes, bedding and towels!
