Looking for mature students - PhD’s , Masters, final year graduating students or young professionals ( council tax to share equally).
I have 4 bedrooms, I am seeking 1 person to matched a new lodger., 26 yrs. old - who is working and studying. Disciplined, clean and friendly.
There are 2 bathrooms upstairs, 2 downstairs.
Note: the picture of lounge is now converted as a second kitchen for landlord use. So, the lodgers have separate kitchen/ dining/ seating room to use.
I am a live in landlord ( 63 yrs . Experienced for more than 20 years, former Scientist and very active outside activities.
I looked for someone who keeps shared facilities clean. I am looking for very disciplined lodgers, clean, quiet and friendly. A matured student or young professionals who have outside interest or hobbies or sports.
There’s a massive garden to enjoy.
Easy commute to University or cycle or walk as well.
It is located just south of Plattfields park on a quiet Cul de sac.
It's a modern house with 2 kitchen, 4 bathrooms, 4 parking. 2 rooms allocated for lodgers.
I have private lounge and personal bathrooms.
There’s a locked shed for bikes. And another shed for extra furnitures if required.

Note:
Not for guest overnight stay.
Just to be clear, I only needed 1 household lodgers so I am looking for someone similar to my current lodger now or better.
No drug taking for leisure, non smoking, no alcohol binging, no criminal activities.

The house has 4 rooms, so I tidy and paint and cook, For working professionals - At least 1- 2 days WFH is fine if you needed to but not all weekdays.
Students can study from home everyday. It’s different for professional usage.

Payments:
2 month’s advance payment/ room. You can try 2 months first but contract are preferably minimum 6 months.
All bills are inclusive except Council tax. The bills should not exceed our normal daily use.

Explanations below:
Just for understanding only: The budget for bills are very generous- calculated for 4 users.
Approximate: for council tax- £1800/ year
Gas is from £35- £180/month ( summer and winter weather.
Electric is £35-£150/ month.
Water is metered £36- £66 per month.
Wifi is fixed £28/month..
Once again, bills are free except Council tax( equal share to pay but full time students are free) - it’s only £160 per month for professionals . If we are 3 ( £160/3 = £53). If only 2 people, then it is £80/ person.
If you want ensuite, add £100/ month. If sharing bathroom- no added rent for ensuite.

Expected from you:
Ensure leaving the kitchen and bathroom clean, example the sink clean for the next person to use it and same for bathroom should be clean .
Chores( 15 minutes) per week to keep the house maintained- bathroom or kitchen or hallway. There’s no deposit, so it’s best if house is maintained weekly . It works and that’s why no deposit.

Great location:
A walk to the Gym, Pubs, Restaurants and Curry mile. Bus ride , 2 minutes walk to bus stop. There’s a lake behind the house, nice park.
