Dbl room clean quiet homely place

Hi there,
House is located just south of Plattfields park on a quiet Cul de sac but 2 minutes walk to bus stop only. It's a modern house with 2 kitchen, 4 bathrooms, 4 parking. 2 rooms allocated for lodgers.
I have private lounge, kitchen and personal bathrooms. Note: the picture of lounge is now converted as a second kitchen for landlord use.
There’s another separate kitchen/ dining/ seating room to use.
There’s a locked shed for bycicle. A massive garden and gated for security.

I am seeking 1 person to matched another lodger., 26 yrs. old , professional and a student too. Disciplined, clean and friendly.
At least 1- 2 days WFH is fine.

Previous lodgers were mature students - PhD’s , Masters, final year graduating students or young professionals. Students are council tax free.

I am a female live in landlord, experienced with 20 years/ professional too.

Note: some of the No’s.
Not for guest overnight stay.
No drug taking for leisure, non smoking, no alcohol binging, no criminal activities.
No flammables( candles, etc.).

Payments:
Zero deposit but 2 month’s advance rent as payment/ room( start of rent and end month rent).
All bills are inclusive except Council tax. You pay partial amount.

Expected from you:
Ensure leaving the kitchen and bathroom clean after use.
Chores( 15 minutes) per week. Bus ride , 2 minutes walk to bus stop. There’s a lake behind the house, nice park.
References are check.
