Room Available NOW - Fallowfield - £169pw

Student room available immediately in Fallowfield/Ladybarn, Manchester – £169 per week.

Hey! I’m looking for someone to take over my tenancy at Flat 4, 17 Ladybarn Road, M14 6WN, as I’ve unexpectedly had to return home to Australia and won’t be continuing my studies in Manchester.

The room is available now, so I’m ideally looking for someone who would like to move in ASAP, although there is some flexibility with the exact move-in date.

🏡 The property:
• Spacious 7-bedroom student flat
• Fully furnished bedroom with bed, desk & storage
• Large open-plan kitchen/dining/living area
• Spacious communal lounge with sofas & TV
• 2 shared bathrooms
• Internet & TV licence included
• Great student location in Ladybarn/Fallowfield
• Close to local shops, cafés and transport links

💷 Rent: £169 per week
📅 Available immediately

This is an official tenancy takeover through Student Cribs, not a sublet. The replacement tenant will complete the required onboarding/checks and tenancy paperwork directly with Student Cribs, and they will confirm the official start date once approved.

I’m really keen to find someone as soon as possible, so please feel free to message me if you’re interested or have any questions! I’m happy to send additional photos/details or help organise a viewing 😊
