Looking for someone to take over my room in a 4-bedroom student house in the heart of Fallowfield.

Room : Fully furnished with a double bed, study desk and chair, and plenty of storage space.

Property : Shared kitchen, living room, one bathroom, and a small outdoor patio space. The house is shared with three other students who study at either the University of Manchester or Manchester Metropolitan University. We're all good friends looking forward to meeting a new housemate!

Location : The house is located on Furness Road, right in the heart of Fallowfield's popular student area. The surrounding streets are filled with student houses, creating a lively student community with plenty of food shops and everyday amenities close by.
- 2-minute walk to the nearest bus stop
- 8-minute walk to Sainsbury's
- Around 15 minutes by bus to the university area along Oxford Road.

Rent and bills : Rent is £115 per person per week, excluding bills. We have separate contracts arranged for gas and electricity, water, and broadband, which come to approximately £60 per person per month in total.

The deposit is £575, payable when signing the contract, and is due to be returned at the end of the tenancy, subject to the usual tenancy conditions.

Availability : The room is available from 1 December 2026 until 30 June 2027, taking over from January 2027 may also be possible if preferred.

The replacement will be subject to satisfactory referencing and Right to Rent checks, deposit arrangements, and completion of the required tenancy paperwork through the agency.

I'm moving back home as I'm taking a year out of uni so I’m looking for someone to take over the room as soon as possible. Flexible on the move-in date, subject to approval.
