Hi, my names Norbert and I'm looking for a tenant to take over my tenancy for 7 Catfield Walk, Hulme, Manchester, M15 4HH starting September 18th.

The property is a 4 bedroom houseshare, 3 bedrooms upstairs and 1 downstairs with two bathrooms one upstairs and one downstairs. The room to rent is a small two bedroom and is visible in the pictures. All bills all included, that includes, gas, electric, water and council, this totals to £730 per month as advertised. There is no security deposit. The landlord wants someone to move in for a minimum of 9 months.

There are currently 3 other tenants in the house, all working professionals. The house is a quiet house and is very strict on noise and respect.

There is a bus stop right outside the house, with buses going to the city centre and Trafford Centre/ Trafford Park. There is a tram stop 5 minutes walk and Deansgate train station 10 minutes walk from the house. The city centre is roughly 25 minutes walk.

Non-Negotiable terms from the landlord:
-You must either be in full time education or a working professional that ears 2.5x the monthly rent (before tax).
-You are looking to stay for a long term tenancy, 9 months+
-You are clean quite and respectful, quiet, no loud music, no partying or gathering
