Exclusive use of a modern spacious garden room consisting of a furnished double bedroom with a separate sitting area and a large en-suite. It has French doors overlooking the back garden. Access to the fully equipped guest kitchen is via the back door of the bungalow where the washing machine and fridge is shared with the owner. There is parking on the drive behind electric gates for saloon and estate cars and on road parking for 4x4s and vans.

All bills are included with free internet access, wifi and a smart TV with Freeview. The gas central heating can be controlled independently from the main bungalow.

The space
The garden room is light and airy and ideal for relaxing in.
The main room has a double bed with pocket sprung mattress, bedside table, open wardrobe with shelves and a coat/shoe rack, There is a separate seating area with a double sofa. The back window overlooks the sports field for that early morning jog! The room is ideal for an individual who likes their own space. It is fitted with a wooden floor with a large rug over. There are tea and coffee making facilities in the room along with a smart TV, Wifi and broadband.

The roomy en-suite has a double shower, toilet, basin, bathroom cabinet with mirror, towel radiator and window.

French doors open onto the shared back garden where there is an Indian stone patio, a lawn with surrounding shrubs and a garden table with six chairs. A gate gives direct access onto a large sports field.

The guest kitchen is in the main bungalow and provides use of cutlery, crockery, glasses, saucepans and cooking implements, a small oven, double hob, microwave, kettle, food storage, washing machine, sink, share of large fridge/freezer, hoover, cleaning items, iron and ironing board and a small table and chairs. Condenser drier in garage.

Guest access
Guests have full and exclusive use of garden room and en-suite. Independent access is through French doors.

The area
The garden room is in a pleasant residential part of Sale. The town of Sale is spoilt for choice for lovely parks, pubs and restaurants with the canal running through the centre of town. The canal path is used by walkers, runners and cyclists who often use the route to commute to Manchester. Supermarkets include Marks and Spencer, Tesco, Aldi, Co-op, Argos and Sainsburys. There is a wide selection of other shops.

Sharing
I enjoy meeting new people but respect their need for their own space. I would like someone who will take care of my property and contents and be clean and considerate of others. I live in the main bungalow with my small Havanese. My daughter and her family live close by and are regular visitors.
