Hello my name is Sam, I am a live in Landlord of a renovated 300year old Cottage with original features.

Located in the quiet village of Summerseat, 5 minutes from Ramsbottom, 10 from Bury & 20-30 minutes to pretty much anywhere in Manchester as only 2 roads from Jnc1 of the M66, 2 Jncs from the M62, M60 Ring Road & M65. Ideally placed for commuters.

The rooms I have are double bedrooms with WiFi throughout, wall mounted TV & Amazon Fire TVs stick with Prime, Disney+, Netflix, Youtube Premium & Alexa Unlimited Music .

I have a Large Living room with 50” 4k TV & Very good Surround Sound System, an open fire & original exposed stone walls & beams.

A Large, high celling Dining room, with Beams, 8 space extending Solid Oak Dining Table with open fire.

Office & Garden Room with open fire, TV & pull out double sofa bed. All as spaces to use together and/or if you want space and time to yourself as you would never be confined to just your room.

The house has fast & unlimited broadband throughout & the garden is private and mostly not overlooked. It is south facing, getting the sun all day and the Summerhouse with corner sofa, getting the sun until late. Use of a 7 person hot tub with outdoor heating and surround sound system as well.

I have a 9yr old son who stays with me in his own room in the house occasionally, but would be here rarely and with me all of the time he is here. I do keep chickens at the btm of the garden occasionally & a 7yr old cat, that keeps to himself, he’s a working cat and vital for catching mice.

There is plenty of safe, on street parking a 100meters from the house where I park my car a lot. I also have a self contained annex attached to the property that I let out as an Airbnb or short term let’s usually. But that can also be used when guests aren't here for yourself for free or family & friends at a reduced rate.

All facilities are shared & available and your room is private to you. All bills are included in your rent.
