This is a quiet, settled flat for people who work full time and largely do their own thing. Always open to kitchen chats and heading out for a few at the pub when we both have a slot! But if you're after a lively flatshare, unfortunately this won't be the one for you. It'll suit someone in their thirties or older.
• A very large double bedroom (4.5 x 3.0m) with its own wardrobe / storage room (1.7 x 1.2m), facing away from Wilmslow Road so it's quiet at the back (see photo).
• Sole use of the main bathroom. My own room has an en-suite, so we're not sharing.
• A spacious kitchen with plenty of storage, two fridges (one of them yours), a shared freezer, dishwasher, washing machine, microwave and the usual appliances.
• On-site residential parking, no permit needed, and always spaces free.
• Superfast 5G broadband.
• A modern heating system fitted in 2023, so the flat stays warm without the gas bill going skyward.
• Five minutes' walk to West Didsbury Metrolink, and walking distance to both Burton Road and Didsbury Village for bars, restaurants and shops.
• A genuinely good landlord. When the oven packed in he had it replaced within a few days.
• EPC C. Council tax band D.
Rent is £675 pcm. Bills and council tax are split two ways and come to roughly £200 each per month, so budget £875 pcm all in. One month's rent plus a deposit of £750 is payable up-front.
About me: I'm an energy engineer, quite career focused but also easy going and friendly as a person. I’m out and about a fair bit and like seeing friends and family, fitness, the outdoors, travelling, tennis, and cooking – I batch cook so rarely in the kitchen more than once per week (got quite the collection of cookbooks you’d be welcome to dive in to, though!)
I keep the place clean and tidy and I'd expect the same from whoever moves in.
Full tenant referencing is required before anyone is accepted: ID, employment and income verification, a credit check, a right to rent check, and references from your two previous landlords.
It's a non-smoking household, and the room is for one person rather than a couple.
