Update: viewing this evening 19th July and pending paperwork being finalised the room is now unavailable.

Large quiet double room complete with brand new king-size bed with Emma premium mattress.

Matching wardrobe, chest of drawers and two bedside cabinets, like new with alarm clock and lamp and free standing fan for the summer months if needed.

There is an airing cupboard with shelving and a rail for drying clothes with some storage above and a laundry basket.

Window overlooks the south facing garden.

Shared bathroom, kitchen diner and living areas. Downstairs toilet and utility room accessed from hallway.

Kitchen has a large table and chairs, fridge freezer, microwave, toaster and kettle, slow cooker, halogen cooker, main oven and grill and separate gas hob. Small blender. Have lots of utensils, crockery, cups/glasses etc can share.

Livingroom has sofabeds as needed for guests or family staying over (agree in advance).

There is onsite gym equipment that can be shared being a rowing machine, balance board, mini trampoline, fitness books and DVDs etc. Also an inverter table (need a spotter to use for safety).

There is a small computer desk downstairs but can move it upstairs if needed.

Council tax D. Broadband and all bills included (unless usage jumps dramatically).

South facing garden with outdoor furniture.

There is a friendly tuxedo cat in residence chipped so only he can use the catflap.

Parking on drive for an average sized vehicle available (not 4x4).

House rules: when cooking please keep livingroom and utility room doors shut and use the extractor fan. Dirty dishes can go in the dishwasher.

Respect quiet hours between 11pm and 7am for neighbours.
