Testing my options

Although i put the start date as feb 1st, i likely wont commit to a tenant untill march or april.

The house itself is lovely and would be fully free to use by the tenant, there is 1 main bathroom which would be shared, with a spare toilet downstairs.

The tenant room is large and with plenty of light, fully furnaced wkth double bed, but with the downside of a busy road during commute hours hence why i am in the smaller spare bedroom as i prefer the quiet on that side of house.

The property has quiet neighbours and a garden (only area i would allow smokers).

There is no parking directly on property but there is space on road within 1 minuet walk.

Walk to bus stop is very quick, which goes to ash or ash vale station.
Drive to guildford takes 15mins.

I am not overly concerned on price but i am only going to go forward with a tenant if i feel happy/comfortable with them.

Preference is female but is not a dealbreaker, couples are a definate no.

I am a male 28 and would like someone similar ish age (18-35) who does activities outside of work/study and is happy to join me to go do pub quizes or watch films etc. basically we need to be friends/get along.

Happy to have pets.
