THE ROOM
Fully furnished, en suite, double room located on the 2nd floor. Access to balcony off 2nd floor landing.

THE HOUSE
It is a modern 4 bedroom house with 2 bathrooms and a downstairs toilet. The downstairs is open plan with double doors that lead out onto a private patio area, beyond which is a communal garden that is maintained by the management company.

THE LOCATION
The house has an amazing location - 5 minute walk to Ocean Village Marina (bars, restaurants, 2 cinemas, Tescos), 10 minute walk to town centre (bars restaurants, shops, bowling, another cinema) and 10 minutes to Oxford street (more bars and restaurants...)

PARKING
Currently the parking space allocated to the property is leased separately by one of the other housemates from the property. There are other paid for on-street options.

PUBLIC TRANSPORT
It's a 25 minute walk to Southampton central and there's a bus stop around the corner (although I have no idea where any of those buses go).

WHAT'S INCLUDED IN THE RENT?
All bills are included. That covers council tax, energy, Sky TV, water, superfast broadband and cleaners.

SHARED FACILITIES
New shared bathroom (with anti-mist mirror and rain drop shower)
Kitchen with full range of utensils including microwave, kettle and toaster
Fridge/freezer with allocated shelf
Plenty of cupboards with allocated personal space
Washing machine

HOUSEMATES
Currently 2 male 1 female, all young professionals

TIMING
Current occupant moves out end of June

RESTRICTIONS
Strictly no smoking in the house, preferably not in the garden either.
Some flexibility on pets depending on situation.
No couples - it applies too much pressure on the communal spaces.
