I am looking for a clean, respectful and considerate working professional to rent a room in my home on Hayling Island.

I am a resident landlord, so this is a room-only rental in a shared home. The ideal person will be independent, tidy and appreciate a peaceful, friendly living environment.

The Room & Facilities

* Comfortable private bedroom.
* Shared bathroom.
* Access to a shared kitchen for preparing meals.
* Wi-Fi included, TV licence needs to be purchased if required.
* Free on-street parking.
* Convenient location, approximately a mile from the beach.

A Little About the Household

I work full-time from home, so a peaceful and respectful environment is important. I also have a friendly little dog, so you must be comfortable living with a dog.

I enjoy an active lifestyle and love the outdoors, but I also value my own space and privacy. I am looking for someone who feels the same way and understands the importance of respecting each other’s home and routines.

House Rules & Expectations

I am looking for someone who:

* Is a non-smoker.
* Is in full-time employment.
* Is clean, tidy and considerate.
* Keeps their bedroom and shared areas clean and presentable.
* Cleans up after themselves in the kitchen and bathroom.
* Is respectful of noise levels, particularly during the evenings.
* Respects the privacy and personal space of the resident landlord.
* Does not routinely have visitors or overnight guests, any guests are subject to aproval
* Is happy to live in a home where everyone contributes to keeping things clean and comfortable.

References & Checks

References are essential and non-negotiable.

I will require:

* Proof of identity and right to rent in the UK.
* Employment and income verification.
* Previous landlord reference, where applicable.
* Satisfactory references and affordability checks.

I am looking for someone reliable who is interested in a comfortable and respectful living arrangement, ideally for the longer term.
