10 paces from the guest room is the Bathroom/Power Shower/Bath/Toilet.. please ensure you clean this with provided cleaning agents/cloths after every use please keep the toilet seat lid down after use & the bathroom door shut at all times Thank you (due to having a pet.)

Fully Furnished Bedroom includes:- Double Bed, Armchair Wall Clock, Tissues, Coat Hangers, Bedside Lamp, Sun Blind, extending plug sockets,
Wall Mounted 42 inch LG TV/SKY Q BOX/WiFi included/NETFLIX
Toilet Roll/Hand Wash/Bathroom Cleaning Products/Hand Gel are all provided & included

All bedding included plus Bath Towel/hand towel included
Water Softener providing soft water throughout the home.

Dining-Room used for meals. please do not eat meals or snacks in the bedroom this is for the needs of future lodgers with any allergies or intolerances

No Smoking/Vaping in/around the home (This is for my health.)

I have a severe chilli allergy please NO chilli/capsican/paprika/cayenne pepper foods to be brought into the home or prepped cooked or zapped in the microwave. Thankyou ……
(I had x2 lodgers that did not adhere to my wishes & my health & suffered x2 severe allergic reactions i have an EpiPen but obviously I would not need to use this if the above requests are met by the lodger)

Also included Tea/Coffee/Skimmed Milk, Sugar, kitchen condiments.

Bedding/Bath/Hand Towel provided & laundered weekly in the summer & fortnightly in the winter months

Your Laundry & ironing can be undertaken for a fee

There is a beloved friendly family pet in our home

Sensible use of electric/gas/water as we are smart metered this may impact utility bills with excess use so may need to increase if you are excessive or bills increase dramatically by utility providers

SKY TV/ Fibre WiFi included

Any damages/repairs/breakages at the time of the damage to be paid by lodger
