Large, fully-furnished master bedroom in a modern and spacious house. All bills including Council tax included in the rent.

This is not one of those houses that has been converted into a HMO to squeeze in the maximum amount of bedrooms at the expense of communal areas e. g. turning a hallway into "the living room". There will only ever be a total of 4 tenants living in the property. The house actually has 5 bedrooms, however the 5th bedroom is strictly reserved as a spare bedroom/guest room.

The house is well maintained, clean, tidy, has a new boiler and circuits, it's energy efficient and all safety certificates including gas safety, EICR (electric safety) and EPC will be provided upon signing the lease. This is a legal requirement which lots of the properties here seem to be lacking.

The room will be available in January 2024.

You will share a large living room with two comfortable sofas and a dining area, a large modern kitchen, & large front and rear garden. This is not an en-suite room, however, there are only two other people using the shared bathroom as one of the downstairs rooms has an en-suite.

Current tenants are in their 20's, are all professionals and they keep the house very tidy e. g. no plates left on the kitchen counter overnight (things like that) - they have specifically requested “somebody tidy and chilled”.

No hidden charges, bills, or fees. £495 deposit and £680 per month rent.

The house has a large kitchen fit for 5-6 occupants, it was originally a 5 bedroom house but as previously mentioned, we have recently chosen to only rent to 4 tenants and keep one of the rooms as a spare bedroom of which you are welcome to use for if ever you have guests. This means there is considerably more cupboard and fridge/freezer space per person.

Included in the rent is fibre optic Virgin Media broadband, all bills (water, gas, electricity) and council tax. The only thing that I don't provide is a TV license - I believe the current tenants stream everything that they watch. New, modern appliances are also provided which include a microwave, dishwasher, washing machine, electric oven, heat pump tumble dryer, chest freezer, and TWO fridge freezers. There is also a small conservatory-like area which contains more un-photographed cupboards for the kitchen.

There is a sizeable rear garden with a patio, some garden furniture, and there is plenty of free on-street parking out the front with no permits required.

The house is on Walpole Road at the top of Stanmore and it is a 15-25 minute walk to the university or hospital (depending on which part you go to), and one min walk to the closest bus stop. The M3 is just past Sainsbury's and it is 35 mins walk to the city center. Sainsbury's is a 10 min walk and there are convenience stores which are closer.
