Two furnished rooms available for single weekday occupancy in my home in Aylton, approximately 10 minutes' drive from Ledbury.
I'm looking for friendly, considerate and tidy professionals who want a comfortable Monday–Friday base rather than a conventional full-time house share.
The house is in a very peaceful rural location surrounded by fields, with lovely countryside views and walks directly from the village. You'll need to be comfortable with rural living and ideally have your own transport.
THE ROOMS
Room 1 – £650 pcm – standard double bed
A bright, simply decorated room with green/countryside views to the front, side and rear.

Three-drawer chest of drawers
Under-bed storage, including space to leave agreed belongings between stays

Room 2 – £600 pcm – small double bed
A bright, minimalist and simply decorated room with a front-facing outlook across the quiet village road towards open countryside.

Three-drawer chest of drawers
Under-bed storage, including space to leave agreed belongings between stays

Neither room currently has a dedicated desk/home-working setup, although this could potentially be discussed if particularly important.

A LITTLE ABOUT THE HOUSE
The house is my family home and is still undergoing renovation. Both bedrooms will be finished and ready before occupation, but other parts of the property are still being improved.
The bathroom has a new rainfall shower, WC and basin and is fully usable. Remaining tiling and decoration are currently being completed and I expect the bathroom to be fully finished before the lodger licences begin. Depending on when you view the property, however, you may see it while this work is still in progress.
The kitchen is awaiting future renovation. In the meantime there is an American fridge/freezer, microwave, air fryer and portable electric/induction cooking facilities, but currently no fitted oven or hob.
There are also outdoor BBQ/cooking facilities available.
I'm being deliberately upfront about this because I'd much rather find people who like the house and the arrangement as it actually is. Improvements will continue during the lodger arrangements, so you'll need to be comfortable with reasonable renovation work taking place from time to time.
THE LOCATION
The house is in the small rural village of Aylton, surrounded by countryside and with walks virtually from the doorstep.
Ledbury town centre and railway station are approximately 10 minutes away by car. There are several pubs within a short drive, including The Trumpet, and the village also has a monthly pop-up pub at the village hall.
There is good road access towards surrounding areas via the M50/M5.
The property is not immediately overlooked to the front or rear and the neighbourhood is very peaceful.
THE ARRANGEMENT
Each room is for one person only and is principally Monday–Friday accommodation. The rooms aren't suitable for couples or room sharing.
The arrangement is particularly suited to someone working in the Ledbury/Herefordshire/Gloucestershire area during the week who has their main home elsewhere and wants something more homely and comfortable than regular hotel stays.
Occasional additional nights/weekends may sometimes be possible by separate prior agreement where my family arrangements allow, but these aren't included as part of the standard arrangement.
The house is relaxed and I want whoever stays here to genuinely feel at home. Equally, it's a peaceful home in a very quiet rural community, so I'm looking for people who are considerate of the house, neighbours and each other.
Normal evening use of the house, television, gaming etc. is absolutely fine – I simply ask for reasonable consideration around noise, particularly later at night.
I live at the property and my children use the bedrooms outside the normal lodger occupation periods. Lodger bedding and storage arrangements are completely separate.
I'm looking for the right people rather than simply filling the rooms as quickly as possible. I'd therefore like to chat first and meet prospective lodgers before either of us commits to anything. References, ID and the required Right to Rent check will be undertaken before an agreement is signed.
