Occupant needs to have cleanliness as a quality.

You must clean as you go. This includes washing/drying, emptying washing machine. Clean toilets/ sink and shower after use.

This is a NO SHOES home and the only main access key will be through the back door, unless answering to visitors.

Permission must be obtained from myself, prior to any additional persons being invited to the property.

Any additional person granted permission to stay. Will incur an extra charge. The additional charge will be your responsibility for paying £25.00 per night on top of the standard £150.00 p/w rent.

Parking space outside the front of the property included.

The property is fully covered by CCTV and recorded 24 hours at both the front and back of the property.

Visitors can be invited as guests between the hours of 9am and 10pm as long as prior permission has been agreed from myself.

Refundable Deposit is required to reserve room. 4 weeks + 1 weeks rent upfront. Receipt will be provided.
Full Refundable Deposit returned 2 weeks after departure. If room is vacated on time and left in the same condition, as the start date of your rental agreement. Full itinerary and pictures will be taken. Part Refund will be made if deductions are required for any deep cleaning, including carpets, mattress's curtains, painting and decorating or replacement for damage on departure.

All keys must be handed in on departure/ last day of agreement/ lost keys or non returned keys and change of locks, will be billed and charged, including any fitting costs.

Rental Payment is cash every Sunday for the up and coming week.

All other bills including council tax (Band C), water, gas, electric & internet access is included.
