Rural 100ft² room in warm dry terraced w/kids +dog

I'm looking for someone to join me on the tenancy. I am happy to pay all bills, but if preferred they could be apportioned and adjust the rent accordingly. My 2 young children live with me, we are often out of the house until 5 but otherwise very much at home. Bedroom is to rear of the house with sun in the morning

The kitchen is also at the rear. It's newly fitted & with great storage. A downstairs bathroom - well-ventilated and warm with very hot water and powerful shower - is annexed to the kitchen.

One tough carpet throughout the house. Front garden: a bench for catching the sun and a line for drying clothes. We have very good broadband speeds, but there is no phone signal on our street.

The neighbours are wonderful. There is a pub in walking distance. Ware town is a 5 minute drive or 20 minute by bike on a safer back road.

As preferred the bedroom can be furnished with an oak sofa bed from London Futon Company or just the futon. Plus a stylish desk and chair which fit beautifully under the mantelpiece. The girls and I look forward to meeting you :)
