Double room in city centre with free parking

My current flatmate is moving in with his girlfriend after a great 1 year and 9 months living together, so I have a double room available in the Shore Street area.

To be upfront, the flat isn't a fancy luxury build. It is a standard two-bedroom flat. We try to keep it clean and tidy, but most importantly it is a relaxed home. It does have one massive bonus for the city centre: free private parking. It is a 6 minute walk to the train station and right next to major bus stops.

I plan to revamp the place over time. I will also be getting rid of an extra fridge in the kitchen since we only need one. For your room, my flatmate is taking his TV and black cabinet. We already removed an old table and chair, so there is plenty of space for you to bring your own stuff and add your personal touch.

Rent is £515 a month for a single person. Couples are welcome but the rent and bills will be higher. The deposit is £200. I pay the Council Tax and Wi-Fi. We just split the electricity 50/50, which usually comes to £40 to £60 a month each.

About me: I moved from Edinburgh three years ago. I am easygoing but keep a heavy schedule. I work frequent waking night shifts, travel out of town a couple of days a week for business and Martial Arts training, and study Electrical and Mechanical Engineering at UHI. Because of this, you will have the flat to yourself a lot of the time.

I am not fussy and do not really drink myself, but you are welcome to have drinks and invite friends over. The only rule is common courtesy. Just be considerate of the neighbours and mindful of noise since I sometimes sleep during the day.

I need a laid back flatmate who respects a shared space. You shouldn't take life too seriously, but you must be proactive with chores. That means washing your dishes instead of building a tower in the sink and cleaning up without me having to ask.
