Canterbury Student House, Looking for replacement

It is a joint tenancy that I am trying to leave so we are looking for a replacement.
There are 3 girls (not including me)
two bathrooms, a cellar, garden, kitchen, living room. (all furnished except for cellar)
The bedroom is very spacious, already furnished with a double bed, bedside table, desk and chair, wardrobe, and drawers.
£625 a month, includes all bills. WiFi is not included but has already been sorted out. No parking. 5 min walk from campus.
No real preferences for new tenant, just someone able to pay on time.
One tenant vapes (in garden only), no cigarettes. It is not an issue if new tenant smokes or vapes.
No drugs!
