Double room to rent in 3-bed House

I am a 58 year old professional whose two children have now left home. I am thinking about renting out my daughter’s old double bedroom. I live in a 3-bed Victorian terraced house in a lovely friendly road but the road has on street parking but it is not for the faint hearted. Lots of circling the block.

I consider my house to be clean, neat and welcoming. It is a 5 min walk from train station.
It has one living room, 1 kitchen and. It does only have 1 bathroom though so may not be everyone’s cup of tea. My son comes back at the weekend hence why I have put Mon-Fri only.

I am a professional so dont party, drink unless socialising with friends, enjoy going to the gym, I do have two cats. I only want communication with professionals. I am a wary creature about opening up my home.
