Description
I'm looking for a professional lodger as mine is moving away. The room is available from Monday 23rd November.
It's a 4-bed home with only one resident (me), on-street parking, 5 mins walk from High Brooms Station which is 40 minutes into London Bridge (or on to Charing Cross). There are shops within a two minute walk including a nice cafe, various takeaways, a co-operative convenience store and two local shops that sell a great variety of fresh meat and veg. The industrial estate with Aldi/ASDA/M&S is 2 miles away. Tunbridge Wells hospital is 3 miles away.
The property does not have a driveway but parking is free on street.
There is a small garden, a garage with a work bench and plenty of storage room (but not for a car).
The room available is a single room, ideal for a commuter. It contains a bed, wardrobe, a small shelving unit and a side table. There is also a hallway outside of the room with a clothing rail for the lodger's use.
There is a living room that I only use about 5 days a month, and not at all during the working day. It has a lot of space and is used exclusively by my current lodger outside of those few days, an arrangement I am happy to continue. It could accommodate an office setup, making it ideal for an office for a hybrid worker.
The ground floor (living room, dining room, kitchen, garden, garage etc) plus the bathroom on the first floor are communal rooms. A cleaner attends once a fortnight to keep those communal spaces clean, the cost of which is included in the rent.
The bathroom is shared, and contains a large bath with a shower over it. Water pressure is reasonably good.
The kitchen is well-equipped and I expect to share my cutlery and crockery with the new lodger as I do with my current lodger.
Note that the desk pictured in the dining room will be moved out of the room before you move in, into a non-communal space.
I have a second spare room which fits a double bed and not much else, which is kept for guests. My current lodger is able to use this room for occasional visiting guests (family, friends etc) and I am happy to continue that arrangement.
I'm 42 and a normal, professional, sensible guy. I am looking primarily for someone easy to live with. I like a quiet, tidy house.
I would prefer a male lodger but it's not a requirement. I would also prefer someone who is not home at all times, with a view to keeping energy/heating costs in check given the low occupancy vs the size of the property.
Applicants must provide proof of Right to Rent in the UK, as well as proof of current employment, in addition to a reference from either a previous landlord or their employer. A written agreement will be put in place covering terms, and a deposit of a month's rent will be needed.
A video call prior to viewing is required. My current lodger moves out/away on 15th November so if you register your interest before then, I can arrange a brief chat with him too if you would like.
