Description
Friendly house with garden. Quiet road, friendly neighbours. Close to town, lovely river walks, woods, bike trails and countryside within 10 minutes on foot. Full time or Mon - Fri contract available. Suitable for 21-35 year olds without a car.
Travel:
- 7 minute walk to Maidstone East train station (Ashford-London Victoria)
- 15 minute walk to Maidstone West train station (Medway and St Pancras)
- 7-12 minute walk to town centre buses.
- 5 minute drive to the M20 and M2.
Parking:
Parking is difficult after 6pm, so this house is suitable for someone without a car.
Parking without a permit 9am-6pm is limited to 2 hours. We have a visitors permit which gives unlimited parking.
Upstairs:
2 double bedrooms either side of the stairwell offers good privacy.
Bathroom with bath, good shower, combi boiler, water softener and water filter (so less chlorine and limescale, better for your skin).
Gas central heating throughout.
Downstairs:
Shared lounge/ diner with sit to stand desk, sofa and chair which turns into a single guest bed.
Broadband, Chromecast and freeview.
Kitchen with new double oven so we can easily cook at the same time.
Fridge freezer and washing machine. Small sunny garden with flowers, veggies, clothes line, space for bike, bench, table and chairs. Great for nature, reading and outside entertaining.
Friendly and relaxed home. It's a place where we can chat, perhaps share the odd meal, and go about our business, respecting each other's personal space. I'm happy to share things like kitchen equipment, loo roll, condiments and spices.
Room:
Full sized comfy double bed, lots of under bed storage, tall drawers, cupboard with hanging rail, full length mirror, desk and stool or chair, a large window overlooking the garden and evening sunsets, black-out curtains. The room measures 3.4m x 2.6m.
Me:
Easy to get along with. Sociable, good sense of humour and welcoming. I work mostly from home. Up around 6.30am. Enjoy creativity, documentaries, reading, music, films, running, nature, rock climbing, Spanish, French and stand up paddleboarding. I work in IT.
You?
- student or full-time employed.
- considerate with common-sense.
- conscientious to keep the bills down. I turn plugs off at the socket when not in use. If you work from home, we each pay half of the gas and electric bills. If you don't work from home I pay two thirds and you pay one third. Council tax is always billed as half each.
- clean and tidy, shares household chores.
- a positive, friendly person who gets on well with people.
- a non-smoker who doesn't drink too much.
- overnight guests are welcome but this room isn't suitable for couples to rent together.
The contract:
Usually the contract is initially for 2 months (negotiable) and rolls on each month thereafter. Mon-Fri reduction can be considered. A £625 deposit will secure the tenancy full time. £625 rent is paid monthly, in advance of each calendar month. Rent excludes council tax, gas and electricity bills. Rent includes water, broadband, home insurance, visitor parking permit and TV licence. Bills are paid at the end of each month. I'd suggest budgeting £80 per month for Council Tax and around £40-£90 for gas and electricity, depending on the time of year. We're charged for what we use each month.
