Description

Fully furnished, friendly house with garden. Quiet road, friendly neighbours. Close to town, lovely river walks, woods, bike trails and countryside. Full time or Mon - Fri contract available. Suitable for 21-35 year olds without a car.

Travel:
Maidstone East train station (Ashford-London Victoria) and Maidstone West train station (Medway and St Pancras) and town centre buses are walking distance. The M20 and M2 are very close by car. The coast is 30 mins by car.

Parking:
Parking is difficult after 6pm, so this house is better for someone without a car.
Parking permits can be purchased from the council for £50 per car registration. Visitor permits are also available.
Parking without a permit during 9-6pm is for 2 hours.

The house:
2 double bedrooms. Shared lounge/ diner. Kitchen with double oven, fridge freezer and washing machine. Bathroom with bath, good shower and combi boiler. Gas central heating throughout. Broadband, Chromecast and freeview. Small garden with flowers, veggies and seating.

Friendly and relaxed home. It's a place where we can chat, perhaps share the odd meal, and go about our business, respecting each other's personal space. I'm happy to share things like kitchen equipment, loo roll, condiments and spices.

Room:
Small with full sized double bed, under bed storage, wardrobe, drawers, built-in cupboard with hanging rail, full length mirror, desk and stool, a large window overlooking the garden, and black-out curtains. The room measures 3.4m x 2.6m.

Me:
Easy to get along with. Sociable, good sense of humour and welcoming. I work from home in technology. Up around 6.30am. Enjoy creativity, documentaries, reading, music, films, running, nature, rock climbing and stand up paddleboarding.

You?
- student or full-time employed.
- considerate with common-sense.
- conscientious to keep the bills down. I turn plugs off at the socket when not in use (mentioned as I know this can annoy some people).
- clean and tidy, shares household chores.
- a positive, friendly person who gets on well with people.
- a non-smoker who doesn't drink too much.
- over night guests are welcome but this room isn't suitable for couples to rent together.

The contract:
Usually the contract is initially for 2 months (negotiable) and rolls on each month thereafter. Mon-Fri reduction can be considered. A £625 deposit will secure the tenancy full time. £625 rent is paid monthly, in advance of each calendar month. Rent excludes council tax, gas and electricity bills. Rent includes water, broadband and TV licence. Bills are paid at the end of each month. I'd suggest budgeting £100 per month for bills.
