About the Live-in Landlord:
I’m Daron, an IT Professional (Web Developer) and will be living in the room next door to the room that’s being offered. I’m an easy going and mindful person who is able to get along with most people.

I have an office area in the back half of the living room/kitchen. I’m quite health focused and eat a vegan diet to regulate a number of former health issues. I work from the office most days, however may also work from home.

When not working, I enjoy visiting family, and i'm a bit of an introvert: (16personalities: infj-personality). I watching movies/documentaries, and have a passion for illustration and reading.

Successful Tenant:
I’m looking for a tidy professional who resonates with three simple values that help create a peaceful and well-balanced home:
• Considerate: You’re thoughtful about how your actions impact others and you contribute fairly to shared responsibilities around the flat.
• Careful: You treat the flat with care — being mindful of shared spaces, avoiding hazards, and helping keep things in good shape.
• Mindful: You maintain awareness of your feelings, your environment, and how you move through the space.

I value a clean and calm home — for example, keeping the sink area dry after use and ensuring dishes are cleaned by the end of the day are small habits that help maintain harmony. I also prefer to keep the flat free from artificial fragrances (like air fresheners, scented candles, or strong sprays), as they tend to give me headaches. A low-scent, fresh environment helps me feel more comfortable and well.

Ideally, you’re a non-smoker and follow a vegetarian or vegan lifestyle, or at least comfortable living in a space that aligns with those values. I’m open to this being a longer-term arrangement (6 months or more) if we’re both happy with the vibe.

Communication is key. I believe in open, respectful dialogue, even when it’s about uncomfortable topics. A home should feel safe, balanced, and collaborative — so let’s make sure it works for both of us.

About the Flat:
A modern spacious and airy south-facing room on the top floor of a recently completed flat amongst other recently built properties. The flat is situated at the end of a quiet residential road with a small park less than 2minutes walk away.

The flat may be accessed with a fob or keys via entrances from the carpark (at the back of the building), or from the front of the property (directly off the main road).

Bedroom:
The room is well lit throughout the day, and the vaulted ceilings maximises the amount of light that enters the room and creates a relaxing atmosphere to the property. The room offers expansive views across its viewable range along the road and over the houses along the road into the distance.

The room features newly fitted blinds, a single bed with mattress-protector, and solid oak gentleman’s wardrobe, a motorised standing-desk, and laundry-basket.

The bathroom and living-room are a couple short steps from the room. As I have en-suite in my room, I'm able to negotiate exclusive use of the bathroom if you're interested.

Livingroom/Kitchen:
The living-room kitchen will be accessible under the lodging. Situated on the corner of the flat, living room boasts an impressive viewing range including those seen from the rooms and extending around to the eastern side of the building where you’ll be able to see the distant Dartford Bridge and wind-turbines.

The kitchen has access to an air-frier, 4 hob electric cooker, toaster and kettles. You'll get 3 cupboards in the kitchen and 50% split of the fridge.

Rubbish:
The tenant would be required to help as a when necessary to empty the bins to the outside bin storage rooms located on the ground floor of the flats. There is recycling for plastics and cardboard also.

Parking:
I currently don’t drive, however I have my own parking space that I’ll be able to offer you whilst I’m not using it. The space is located to the back of the building.

Transport
The area is friendly quiet with a a few nearby parks and a local Budgens around 7mins walk away. Other places:
- Erith Shopping Centre: 15min walk
- Canary Wharf: 30min via change at Abbey Wood (to the Elizabeth Line)
- London Bridge: 30min direct train from Slade Green
- Buses directly to Woolwich (99) and Lewisham via Bexleyheath (89)

Bills:
The rent includes Wifi, gas, electricity, and water, service charges, and council tax
