Large room spared flat in Hyndland

Hi! Our flatmate is moving out at the end of the month and we are looking for someone to replace her.

About us & who we're looking for!
We're all young professionals in our mid 20s working full time 9-5 jobs. The rooms in our flat are large so we often work from home. Outside of that we all have our own activities that we get up to. We socialise/chat in the kitchen during dinner time etc, but we do tend to keep to ourselves, that's not to say we wouldn't be up for doing more things together tho! I do know everyone is quite sporty and likes to cook. We try keep the communal areas quite tidy while also understanding people can be busy so looking for someone relatively tidy. We've always had two boys two girls, but it's most important it's a right fit! We also will have another new flatmate moving in at the start of November.

About the flat:
The flat is in Hyndland in the west end. It's a ground floor flat but there is stairs to access the front door so it's not accessible. We have our own front door and the flat can also be accessed via communal stairwell. Therefore we have a small front garden. It's pretty quiet so that's nice. The room available has a double bed, desk, storage, is spacious and has a large bay window! We don't have a living room but our kitchen is a good size and we recently got a table so we can sit in the kitchen to eat etc. The flat is furnished and also has lots of kitchen equipment. We have two bathrooms, one with a shower and a cupboard where you can storage suitcases and other larger things.

Other things to note:
- I'm not actually sure what the security deposit will be, our flat is managed by Cairn, but we haven't heard that they intend to increase our rent with the tenancy changes so rent is £500 a month
- bills fluctuate with the months, more in winter as we do use the heating. summer £40ish, winter is up to £80ish. Our wifi is roughly £13 I believe.
- council tax is roughly £85 and we are looking for a professional or someone who will be contributing to council tax. This is a must!
- One of the flatmates who will be staying organises paying all the bills each month, and gives plenty of notice so it is nice and easy
- LGBT+ friendly flat :)
- Carin will ask for payslip/income evidence or a guarantor
- the room is not suitable for a couple to share due to HMO agreement
