I'm renting out a spacious double bedroom in my home. It's a quiet, settled, well looked after house, and you'd be sharing with the two owners. I'm looking for a respectful, tidy full-time professional who wants a calm place to come home to, whether you're here all week or mainly Monday to Friday.

A double bedroom at the back of the house with views over the garden, the hills and glimpses of Foulridge reservoir. Essentially new condition, with a new carpet fitted before 1 November.

Double bed (nearly new mattress with a permanent protective encasement), oak wardrobe, chest of drawers, oak bookshelf, desk and office chair, wall-mounted TV and ceiling fan. Storage above the bed. Wired internet points as well as Wi-Fi.

TERMS

- Strictly one full-time working professional (single occupancy)

- Rolling monthly lodger agreement, one month's notice either side; 6 months or more preferred

- £625 deposit, returned within 14 days of leaving

- To move in: £1,250 (deposit plus first month)

- Employer contributing to accommodation? Happy to provide the agreement and receipts they need

- Right to Rent check, proof of employment or income, and two references (employer and previous landlord)
