I live in a quiet rural location with easy access to motorway network. There’s a field behind, woods in front and direct access to the Pennine bridleway 50m from door.
Shared areas include, Living room with 75” TV, Dining room with wood burner, Kitchen / Conservatory with breakfast bar, Den, fully equipped Office and a Gym in an outbuilding.
The bedroom is on the back of the house overlooking the field: it's got an incredibly comfortable handmade American oak bed with memory foam mattress. The style is industrial, with a slight retro feel.
The room isn’t ensuite, but the bathroom is large and recently renovated. It’s got a large multi head shower and steam room.
All parts of the house are nicely furnished, traditional with a modern twist.
The kitchen is fully equipped - washer dryer, American fridge freezer, microwave, steam oven, induction hob, dishwasher, Quoker boiling water tap, Coffee maker.
The Den has a large sofa and could be used as an extra sitting room, it’s also got a pull-down bed for visiting friends. The office is fully equipped and available for home working (needs discussion)
The air-conditioned gym is in a converted outbuilding, it’s got thick walls, so any groaning from your workout, won’t be heard. Equipment includes a cable machine, wall mounted boxing rig, interactive water rower, interactive bike trainer, suspension trainer, Nohrd bench, an incredibly evil water balance board, dumbbells, kettle bell etc. For anyone not madly keen on exercise, there’s also seating and a 65inch TV with full Sonos Dolby Atmos surround system.
NOTE: Gym currently being renovated
Great high-speed broadband throughout and CAT5 cabling in lots of rooms. The Wi-fi is multipoint (5 access points) so there’s a great signal everywhere, including the garden.
Card / phone activated entry, CCTV, zoned heating, linked smoke and CO detectors. Home automation controls lighting, blinds and heating and there’s Sonos streamed audio in most rooms.
Lots of seating in the garden, a stone barbecue / fire allows cooking outside and it’s also great for chilly autumn evening. if you enjoy spending time outside
NOTE: renovation ongoing, building outdoor kitchen with pizza oven
Parking isn't off road, but the area is semi-rural, and parking isn't an issue.
I do have a rather boisterous, monster pup - Hank the Weimaraner. He’s now 5, very friendly, but prepare to be pestered.
I've been renting a room for over 9 years, and I've mostly enjoyed the experience and met some great people. I'm very easy going and sociable - like to chill in the evening with either a film or listen to music. I like cooking and would be happy to share meals. I'm not a big drinker but do enjoy a beer (have a beer tap) or glass of good wine and perhaps a sneaky single malt. I don't smoke, but have no issue with smokers, providing it’s outside or in the cellar man cave (420 friendly).
All normal bills are included, others such as streaming services can be discussed.
Renovation / decorating is currently taking place in some areas (mainly Den, Man Cave and Garden), so there may be some minor disruption.
I’m looking for a chilled, sociable person – if you’re the type that wants to live in a bedroom, we probably won’t get on. References preferred, I would be looking for a deposit, this however could be discussed.
