Excellent Parking. We have 2 parking spaces. We are away from the main road with free on and off road parking on wide roads with no parking restrictions. It’s normally easy to park outside or within 5 to 20 meters of the house.

Friends & Partners. It’s fine to invite a partner or friends for dinner and stop overs. It’s fine to give housemates a heads up if you are planning a romantic dinner. We all try to avoid the kitchen on special occasions.

Garden Space - Herb & Vegetable Garden

The rear garden is private and quiet with a sunny aspect from noon until mid-evening.
Garden tables, barbeque and chairs for reading, relaxing, yoga, etc.
I plan to add a sheltered outdoor eating area suitable for year round use.
I have a vegetable growing area and nurture organic soil. Each year I replenish the garden with organic plants.
Anyone who helps out with vegetable planting, watering and care of the vegetable is welcome to harvest a share of the food.
Housemates can also have their own space to grow vegetables, but no pesticides! 😍

Bedroom

King Size Double Bed - Blackout curtains & adjustable blinds
Bedrooms have access to 2 toilets, one in the 4 piece family bathroom and one on the ground floor.
Study Desk, Double mirrored wardrobe and large separate mirror.
All bedding, sheets, pillows and several towels included. Please notify in advance if required.
This room may soon have access to an ensuite bathroom, plus optional extra storage if wanted.

🌞 I am ‘currently’ a live-in landlord, but spend many weekends (and weeks), away in UK and Europe on adventures, mainly climbing, scrambling, hiking, travelling & occasionally skiing.

I am friendly, respectful, mature and rarely seen or heard unless batch cooking! I do a lot of study/research from home so I am happy to receive Amazon parcels.

This year I will buy a camper van to simplify climbing adventures and spend even more weekends away on club trips. Campervan rental will be available to housemates at discount.

Travel & Location

Abbey park - a 15 minute walk to this large and beautiful park with canal and river walks in several directions.
City centre 1 mile - 15 - 20 minute walk.
5 local gyms, mostly very reasonable priced from about £12 p/m
Local gyms offer Sauna/Steam room, Jacuzzi, Swimming pool and several excellent Rope Climbing & Bouldering gyms.

Bills

All bills fully included. Includes cleaning liquid, washing materials, towels, even dishwasher tablets.
Council Tax band E, also included in the price.

Large screen TV-Video for movie nights or yoga/gym training, YouTube videos, etc.
Personalised Netflix or Youtube accounts are available if required.
Home Gym: 6 main functions. Hanging bar, multi grip pull up bar.
Yoga Mats, TRX kit, stretchy bands, multiple weight dumbbells for resistance enthusiasts.

This specific area of LE4 0BE is a sought after family oriented area with a safe and friendly feel. Take a walk around. I call it the Village in the City.

Within 800 - 2000 meters (1.5 miles), we have 3 Climbing walls, 4 Gyms, 3 with swimming pools, Universities, Colleges, 2 main hospitals and a High Cross Cinema de Lux.

The city has a thriving and friendly European style feel with many friendly bars and restaurants expanding and modernising at a brisk pace, especially now the canal side developments are mostly completed.

We are less than 1 mile from River walks and cycling paths along Canal & around Abbey park, Leicester’s largest green space. Two of the 3 hospitals are approx. 1 to 1.5 miles away. Bradgate country park and ancient forest walks are only 4 miles away.

We have a quick & effective cleaning rota, but also we encourage everyone to clean up straight after cooking. It is almost always very clean and tidy here because working from home I do a lot of the awkward and/or extra cleaning jobs.

Upgrade Policy
Subject to length of rental, I can offer upgrade 'options' for new beds/mattresses, painting, entire refits and even ambient lighting upgrades for longer term rentals.
