We have a large, beautifully furnished bedroom available in our lovely character home in Boston, Lincolnshire.

We are a professional, hardworking married couple looking for the right lodger to join our household.

The room can be changed from the current very large bed shown in the photographs to a comfortable double bed, creating more usable space.

The room will include:

- 🛏️ Orthopedic Bed or smaller double
- 🛋️ Love chair and armchair
- 🗄️ Bedside tables
- 👗 Two double built-in wardrobes
- 📺 TV with streaming/Fire Stick facility
- ❄️ Personal fridge
- ✨ Fully furnished
- 🌿 Plenty of space and natural light

🏡 SHARED HOME

You will have use of our lovely shared home, including:

- 🍳 Large kitchen
- 🍽️ Shared dining room
- 🚿 Shower room and toilet on the lower floor
- 🌳 side Garden
- 🧺 Washing machine
- 🔥 Central heating
- 🧊 Your own allocated fridge within room and freezer facilities

You will also have allocated cupboard and storage space within the property.

Due to the age and layout of the property, en-suite facilities are not available. The shower room and toilet are shared by our other lodger and us. We only use the shower facilities- as we have our own toilet facilities which are used during evenings. So no risk in bumping into us....

🛋️ POTENTIAL PRIVATE LIVING SPACE

We are currently carrying out various improvements and developments within the property.

Our current lodger's arrangement is due to come to an end, and they are currently waiting to move into their own property.

Once they leave, there may be an opportunity for the successful lodger to have a separate living room space for an additional monthly cost.

The additional cost would be discussed at the time, £150 PCM, and would only apply once the space is actually available and you choose to use it.

There are also ongoing garden improvements and other property developments taking place.

🐾 DOG LOVERS – THIS IS A MUST ❤️

We have dogs and they are a very important part of our family.

They are well behaved, well controlled and very much part of everyday life within the home. At times, they have free access to areas of the property.

You must genuinely like and be comfortable around dogs.

This isn't negotiable. We want our dogs to remain relaxed and happy in their own home, and we don't want anyone feeling uncomfortable or stressed around them.

🚭 SMOKING & VAPING

If you smoke cigarettes, you are welcome to apply; however, smoking is not permitted inside the property, on the driveway or anywhere on the premises.

We would simply ask that cigarettes are smoked off the premises.

We are ideally looking for a professional, reliable person working regular daytime hours, particularly contractors, tradespeople or someone working a typical 9–5 / Monday–Friday routine.

We are looking for someone who is:

❌ PLEASE NOTE

This accommodation is not suitable for:

- Couples
- Children
- Someone looking for completely self-contained accommodation
- Regular shift workers/night workers
- Anyone who is uncomfortable around dogs
Or someone who works from home

We are ideally looking for someone who would like to stay for around 12 months, although an initial six-month lodging agreement can be considered for the right person.

💷 £500 PCM – BILLS INCLUDED

£500 per calendar month, including agreed household bills and facilities.

This is a lodger arrangement within our private family home, rather than a separate tenancy. A formal lodging agreement will be provided for you to read before committing.

🔐 DBS CHECK

As this is our private family home, children and vulnerable people do sometimes visit or stay at the property.

For everyone's safety and peace of mind, a DBS check will be required before moving in.

The full cost of the DBS check will be paid by us, so there is no cost to the successful lodger.

☕ HOW WE'D LIKE TO DO VIEWINGS

Because this is our private family home, we'd prefer to meet suitable applicants locally first, away from the property.

We can have a coffee, chat and get to know each other. If we are all comfortable and happy to proceed, we can then arrange a viewing of the property.

The room will be available from the end of September, but we are happy to start meeting potential applicants beforehand.
